It started with a borrowed machine and a minivan.

Ryan Hollenbeck started in the spring of 2019 with a 4 GPM machine borrowed from his uncle, a ladder, and a Honda Odyssey with the back seats taken out. That first summer was mostly his neighbors' driveways in Westerville.

Seven seasons later it's an 8 GPM trailer rig, a downstream soft-wash setup and a waiting list every May. It's still Ryan who answers the phone, walks the house with you and does the work.

    Plants pre-wet and rinsed, outlets and fixtures covered. You don't need to be home, just leave an outside spigot on.

  4. Walk it, then pay

    Nothing is owed until you've seen it. Anything missed gets fixed while we're still in the driveway.

What people ask before they book.

What affects the cost of a house wash?

Mostly size and height: square footage, one story or two, and whether we need ladders anywhere. After that it's how much growth there is and what the siding is made of. Stucco and old oxidized aluminum take longer than vinyl.

House washes start at $189 for homes under 1,600 sq ft. Everything else we quote individually. Send the form and you'll have a written price the same day.

Do you pressure wash roofs?

No, never. High pressure strips the granules off asphalt shingles and voids most manufacturers' warranties. Roofs get a low-pressure soft wash: the cleaning solution is applied by downstreaming, left to dwell, and the algae dies. The streaks keep fading for a couple of weeks after we leave.

Will the solution hurt my plants or paint?

Plants are soaked before, during and after, so they're never sitting in mix. The active ingredient is sodium hypochlorite (SH), diluted to suit the surface. One honest caveat: SH can react with some organic pigments, especially reds, blues, greens and oranges. If your trim or shutters are an older painted finish in one of those colors, we test a hidden spot first.

How long will it stay clean?

North-facing siding under trees usually needs it again in two to three years. Concrete with post-treatment lasts noticeably longer than concrete without. Roofs carry our 18-Month Black-Streak Roof Guarantee: if the streaks come back in that time, we re-treat at no charge.

Do I need to be home?

No. Leave an outside spigot on and the gate unlocked. We send before-and-after photos when we're done and you pay after you've looked.

Is there anything you won't clean?

Oil, grease, paint and mud stain removal is not included in standard quotes unless you ask beforehand, and we can't guarantee complete removal. We also won't soft wash cedar shake or a roof that's already shedding granules. We'll tell you why and who to call instead. Full list
